    Responsibilities

    Job Summary

     

    The Facilities Technician plays an integral part in ensuring the safety of the staff and the facility is the primary responsibility of the Facilities Technician. This role is responsible for the oversight and tracking of the functioning of the safety equipment and security measure adapted in the facility. All errors are reported timely to the appropriate leadership team member for decision making/repair options. 

     

    Duties and Responsibilities: to include but not limited to the following:

    1. Performs typical maintenance tasks to support the assembly floor and the entire facility.
    2. Detects and reports defective material or questionable conditions to the department manager.
    3. Maintains the work area and equipment in a clean and orderly condition and follows prescription safety regulations.
    4. Performs prescribed preventative maintenance on machinery and the buildings or grounds as required.
    5. Receive and respond to tenant reports of MEP or maintenance issues on their premises.
    6. Performs the installation/repair and maintenance of all building systems.
    7. Performs skilled tasks related to various trades as a leadman.
    8. Digs and back-fills trenches.
    9. Makes general repairs to buildings, door, walls, floors, windows, furniture and lockers.
    10. Maintains required records and reports relating to supplies, parts, equipment, work performed and in compliance with JACO, OSHA (list standards)
    11. Operates, cleans and maintains a variety of equipment.
    12. Clean debris and dust from the assigned areas.
    13. Cleans both exterior and interior job sites and vehicles using appropriate tools and equipment.
    14. Conducts oneself in the best interest of the clients and staff.
    15. Use specialized equipment such as blowers and mowers to perform cleaning duties.
    16. Perform both major and minor repair work around the building such as repairing locks and installing window blinds.
    17. Replace broken windows and door locks.
    18. Evaluate, repair and maintain plumbing, electrical and HVAC systems in the building.
    19. Remove signs of graffiti from walls and windows.
    20. Install and repair electrical wiring and replace bulbs, capacitors, etc.
    21. Inspect company equipment for possible problems and report findings.
    22. Take measures to perform maintenance on equipment and tools.
    23. Perform general maintenance on sanitary and mechanical systems of buildings.
    24. Collect waste from ashtrays and bins and ensure proper waste management procedures are
    25. carried out.
    26. Assist with construction or remodeling projects.
    27. Move furniture and equipment upon instruction.
    28. Maintain the overall condition of the building and grounds.
    29. Make sure that the grounds are free of leaves or trash
    30. Perform inspection of the premises and ensure that any hazardous conditions are immediately taken care of. 
    31. Compliance to all AAC – River Oaks policies, process, and procedures

    Qualifications

    Job Requirements:

    • Bachelor's Degree preferred.
    • Must have experience and skills in maintaining plumbing, HVAC, electrical, painting, and general maintenance of commercial property.
    • Ability to read and interpret written information; write clearly and informatively; edits work for spelling and grammar. Ability to speak clearly and persuasively in positive or negative situations; listens and gets clarification; responds well to questions; demonstrates group presentation skills; and participates in meetings.
    • Working knowledge of Microsoft Word, Excel, and Outlook.

    Cerifications and Licenses: 

      • Certified Maintenance Technician, preferred
      • Certified HVAC technician, preferred
